A Study of Housing Purchase Decision-Making in Bangkok and Metropolitan Areas

Abstract
This research aimed to study 1) examine the personal factors influencing residential property purchasing decisions in Bangkok and its metropolitan areas, 2) decision-making to purchase a residence in Bangkok and its vicinity. 3) compare purchasing decisions across different personal factors. A sample of 400 individuals interested in purchasing residential properties in Bangkok and its vicinity was surveyed using a structured questionnaire. Statistical tools employed included mean, standard deviation, t-test, and one-way ANOVA.
The study results found that personal factors, the majority of the sample group were female, 248 people, or 62.00 percent, aged 25-34 years; 197 people, or 49.30 percent, and 215 people, or 53.80 percent, were employed as private/company employees, There were 206 people with bachelor's degrees, accounting for 51.50 percent, with a monthly income of 20,001 - 30,000 baht, accounting for 147 people, accounting for 36.80 percent, There were 203 people, or 50.70 percent, who were married. There were 1-3 family members in 204 people, or 51.0 percent.
(2) Overall, The decision to purchase a residence has the highest average value. When considering the decision to purchase, classified by each aspect, it was found that the aspect with the highest opinions was the decision to purchase a residence, considering the benefits of purchasing, with the highest average value, the aspect of education and comparison of information about housing from various sources, which has the highest average value, Finally, the aspect of housing decision-making, which considers the necessity of purchase, has the highest average value. respectively. and (3) Gender differences do not have any effect on the decision to buy a residence in Bangkok and its vicinity, which is not in accordance with the hypothesis. Age, occupation, education level, average monthly income, marital status, and number of family members are different. There is a significant difference in the decision to purchase a residence in Bangkok and its vicinity at a statistical level of 0.05, in accordance with the hypothesis.
